SITE Plan for The Athletic Club Frank Nighbor Place

                 Below is the Application Summary of proposed Site Plan Phase One for the

                            Silver Seven Corporate Centre at

municipal address 15, 19 Frank Nighbor Place and 737, 777 Silver Seven Road within Ward 23 (Kanata South). The subject site is located at the southwest corner of Frank Nighbor Place and Silver Seven Road within an area referred to as the Terry Fox Business Park.  

Description of Site and Surroundings:
The subject site has an approximate area of 49,330 square metres and is currently vacant. The subject site is flat, sloping gently from east to west. The surrounding uses include the Home Depot along the north side of Frank Nighbor Place, Costco on the east side of Silver Seven Road, a high technology commercial office/industrial uses to the south and vacant lands to the west across the Frank Nighbor cul-du-sac. Further south are other commercial and light industrial uses along both sides of Silver Seven Road and Palladium Drive.

Purpose of Site Plan Control Proposal:
The application has been submitted to allow for the construction of a two-storey recreational and athletic facility (The Athletic Club). 

Proposal Details:
The anticipated development will proceed in two phases. The initial phase being the current site plan control application occupies the westerly portion of the site. It would include a single two storey building, surface parking, loading, refuse area and landscaping. Access would be via Frank Nighbor Place and from Silver Seven Road via a driveway that extends west to the Phase 1 lands. The building will comprise of a 3,269 square metres footprint and a total of 5,651 square metres of gross floor area. A total of 400 parking spaces are proposed and bicycle parking will be provided on-site.
